Meridia Recruitment is excited to partner with Perennial Management ULC in finding the ideal candidate for this position. Reporting to the General Manager, the Senior Commercial Property Manager will oversee the daily operations of commercial buildings, manage tenant relations, ensure lease renewals, and provide exceptional customer service. What You Will Do:
  • Property Operations: Manage the day-to-day operations of commercial buildings, ensuring efficient functioning.
  • Tenant & Owner Relations: Maintain positive relationships with tenants and building owners, resolving issues proactively.
  • Building Inspections: Perform regular inspections and coordinate with third-party vendors for maintenance.
  • Vendor Management: Review and approve property vendor/contractor invoices and ensure quality services.
  • Lease Management: Administer tenant/landlord obligations, collect rent, maintain leases, and negotiate renewals.
  • Team Leadership: Lead and support a motivated property management team.
  • Financial Oversight: Review financial reports to support the budgeting process and ensure expenditures are within budget.
  • Business Development Support: Assist with future leasing opportunities and the growth of the property portfolio.

Who You Are:
  • Education: Degree/Diploma in Business or Property/Facilities Management or equivalent.
  • Experience: 5+ years of experience in commercial property management.
  • Communication Skills: Ability to communicate effectively with clients, tenants, and team members with professionalism.
  • Organizational Skills: Highly organized with the ability to manage multiple responsibilities and projects simultaneously.
  • Computer Proficiency: Proficient in Microsoft Office and knowledge of commercial real estate software (Yardi Voyager is an asset).
  • Lease Knowledge: Good understanding of commercial lease types and related operating costs.
  • Availability: Onsite position with availability after hours to respond to urgent matters.
  • Driver’s License: Must have a valid driver’s license and use of personal vehicle for which Perennial will reimburse costs.
  • Background Check: A satisfactory Certificate of Conduct is required.
