Role Description:
As a Property Manager, you will play a key role in overseeing the daily operations of Penwick Developments’ residential portfolio while supporting the company’s continued growth. Reporting to the Controller, you will be responsible for supervising and supporting on-site superintendents, managing tenant relations, coordinating maintenance activities, and ensuring properties are maintained to a high standard. You will also oversee tenancy-related matters, work closely with maintenance and construction teams, and ensure compliance with applicable residential tenancy legislation.

Your responsibilities will include:
- Conduct regular inspections across the residential property portfolio to ensure properties are maintained to high operational standards;
- Lead, support, and oversee a team of property superintendents and maintenance personnel while promoting accountability and service excellence;
- Coordinate and prioritize maintenance requests, repairs, and preventative maintenance activities in partnership with on-site teams and contractors;
- Manage tenant relations by addressing concerns, resolving escalated issues, and maintaining positive resident experiences;
- Handle tenancy-related matters, including preparation for tenancy board hearings, documentation, and regulatory compliance;
- Utilize property management software, including Yardi, to oversee maintenance requests, rent collection processes, and operational reporting;
- Collaborate with the construction and renovation teams to support unit upgrades, capital projects, and portfolio improvement initiatives;
- Build and maintain strong relationships with contractors, vendors, and service providers to ensure quality service delivery and cost-effective operations;
- Travel periodically to various property locations throughout Nova Scotia to support operational oversight and tenant satisfaction.

- 3+ years of property management experience, preferably within a residential portfolio environment;
- Demonstrated experience overseeing residential properties and supporting operational excellence across multiple sites;
- Strong knowledge of residential tenancy legislation and experience working with tenancy board processes and hearings;
- Experience handling tenant concerns, conflict resolution, and resident relations in a professional and fair manner;
- Previous experience supervising or coordinating the work of building superintendents, maintenance staff, or service providers;
- Working knowledge of property maintenance practices, building systems, and preventative maintenance programs;
- Experience using property management software such as Yardi would be considered a strong asset;
- Excellent organizational, communication, and problem-solving skills with the ability to work independently and prioritize effectively;
- Commercial property management and leasing experience would be considered an asset.
