Property Maintenance Specialist

Our client is currently seeking an outstanding individual to fill the full-time position of Property Maintenance Specialist. This position reports directly to the Property Owners, and is responsible to provide efficient personal property management, administration, coordination, leadership, and operational excellence across personal residential properties (including the HRM, and South Shore), and supporting additional remote properties where required.Duties and responsibilities include:

Property Maintenance:
• Troubleshoot and perform first level maintenance and repairs
• Establish a list and create a schedule of all required regular property maintenance. Including but not limited to mechanical equipment, appliances, filters, landscaping, pool, hot tub, and other items as required.
• Carry out all regular day-to-day maintenance and repair of equipment within the residence.
• Oversee property plumbing, electrical, mechanical systems to ensure they are maintained and in proper condition by scheduling conducting preventive maintenance of systems.
• Effectively troubleshoot minor maintenance issues.
• Conduct daily checks of the property and ensure furniture/fixtures (lightbulbs) are maintained and that all areas are thoroughly cleaned following job completion.
• Responsible to regularly report issues and plans to address these issues with the Property Owners.
• Responsible to ensure work is being completed on time and to standard.
• Manage all Property Operations including leadership, support and performance feedback to contractors/vendors where required.
• Manage communication technology -i.e.: iPhone, iPad, all family wireless devices; complete updates; liaise with contractors and office staff where required.
• Troubleshoot any household technology issues including home theatres, security programming.
• Identify and schedule maintenance and seasonal projects including landscaping, snow removal, outdoor furniture storage/setup.
• Painting, pool maintenance, facility care, custodial duties may apply
• Schedule boat launches, and winter storage. Schedule preventative, regular, unexpected, and seasonal vessel maintenance and cleaning where required.
• Maintain and arrange all vehicle service scheduling for tire changes (storage), general maintenance, repairs, and cleaning.
• Coordinate and schedule internal resources, and/or tendering for contractors/vendors to preform preventative, regular and unexpected maintenance where required.
• Ensure proper Occupational Health and Safety codes are followed.
• Other related duties as required.

Maintain Inventory:
• Order (and occasionally pick up) all maintenance and supplies, air filters, parts, tools, paint, light bulbs as required
• Ensure all necessary tools are on hand
• Conduct inventory of tools and ensure proper working order

Safety and Security:
• Respond to and troubleshoot all alarm situations
• Ensure all annual inspections and required reports are completed on time, and resulting required work is carried out
• Regular property rounds and follow up

Skills and Qualifications required:
• Sound judgment
• Strong mechanical, plumbing, electrical experience
• Supervisory capabilities
• Ability to preform assigned duties maturely and confidently without supervision
• Exceptional technological ability
• Exceptional ability to plan, organize, prioritize, and manage timelines appropriately
• Ability to perform with tact and professionalism in a fast paced, ever-changing environment
• Strong organizational, time management and multi-tasking skills
• Strong initiative with the ability to anticipate needs, quickly and effectively
• Flexibility to work outside of strict job description
• Flexibility in working hours and location, according to the employer’s needs – working long hours where required
• Strong ability to adjust and adapt the to changing demands and situations
• Travel is required – must have a valid driver’s license and reliable vehicle transportation
• Execute all reasonable additional assignments determined by the property owners
• Strong attention to detail

Hours of Work: Flexible schedule; with evening and weekend requirements. Approximately 40 hours per week and weekend access a requirement. On call for emergency-based service.

Work Location: Primarily HRM and South Shore based, rotating on business needs

Minimum Experience Required: Minimum 3-5 years in Maintenance, and Property Management Experience, considered an asset
